Three ways to get a plan, and where each one’s numbers come from
Every tool below calls itself a floor plan generator. They do different jobs, and the difference only shows up when a sofa has to fit through a door.
Generate a plan from a description
You describe the home: how many rooms, roughly how big, what has to sit next to what. The generator returns a plan that follows those rules, because it has seen enough homes to know kitchens sit near dining rooms and bedrooms want distance from the front door.
Early options for a new build or an extension, and for testing a brief before anyone draws properly. Useless for measuring a room you already live in.
Chosen. The dimensions are the ones you gave it, or the ones it picked. That is right for a home that is not built yet, and it means the plan describes a building, not your building.

Turn a plan you already have into an editable one
You drop in the estate agent’s drawing, a builder’s PDF or a photo of a printed plan, and the tool traces it into walls you can move and measure. For an existing home, this is usually the fastest route to a plan you can work on.
Skipping the redraw when you hold a dimensioned plan. If the drawing has no numbers on it, no tool can invent them, and you are back to a tape measure.
Borrowed. It reads the dimensions printed on the drawing rather than deriving them. Planner 5D says so in its own help centre: plans "must include dimensions; without them, we cannot reproduce the plan while maintaining the desired dimensions".

Scan the room with a phone
You walk the room with the camera, or the LiDAR sensor on a recent iPhone Pro, and the app builds the plan from what it sees. The only method of the three that goes and measures.

A layout can look right and be wrong, and the eye will not catch it
We can show this on ourselves. Building the four studio layouts on another page of this site, every arrangement was placed by eye first and then drawn to scale and run through a clearance check. Two of the four had furniture standing inside the front door’s swing.
They looked completely fine. A door swing is a quarter-circle roughly ninety centimetres across that nothing draws unless you ask it to, and it is the single most commonly ignored piece of geometry in a room. A generated plan has exactly the same blind spot, for the same reason.
What happens after the plan
Most generators stop at the drawing. Decato treats the plan as the start: generate one from a description, or trace one you already have — an agent’s listing image, a builder’s drawing, a photograph of a printed plan — and correct the walls by hand wherever they matter.
After that those numbers are the truth everything is measured against. Furniture is matched to real in-stock products and refused if it does not clear the walkways and the door swings, and what comes back is a priced list rather than a picture to interpret.

Not from a description alone. A generated plan follows the numbers you give it, so it describes a building rather than measuring yours. For a home that already exists, trace a plan you have or scan the rooms with a phone, then check the walls that matter with a tape.
Are AI floor plans dimensionally accurate?
It depends where the numbers came from. A generated plan uses the dimensions you chose. A traced plan is as accurate as the numbers printed on the drawing: Planner 5D states it cannot keep dimensions the source does not carry. A scanned plan is genuinely measured, with the small error any scan has (Checked September 2026).
Is there an AI floor plan generator for Mac?
